Leasing Reports
As we’re looking for highly qualified tenants to move into your property, we’ll keep you up to date on how many hits the listing is receiving, who is contacting us for information, and what kind of showings we’re setting up. You’ll know who is applying, what the screening reports look like, and ultimately, who we approve to live in your San Diego rental home.
Keeping you informed with routine reporting during the leasing process allows you to appreciate our hard work in limiting vacancy time, keeping your property ready for the market, and screening tenants.
Move-In Condition
We also provide reporting around the move-in inspection we conduct before tenants take possession of the property. This allows us to do a number of important things. First, we can be sure your rental property is move-in ready. If we notice any minor maintenance issues that need attention, we take care of them with your full knowledge and approval.
Most importantly, this inspection allows us to document the condition of your investment before your tenants move in. It protects you from damage that might be done during the tenancy. You’ll receive a full inspection report with photos.
Rent Collection
Tracking your rental income is an essential way to stay up to date on what you’re earning and where you stand, financially. We provide regular and routine rent reports, showing you how much was collected, when it was paid, and on what date you will have it deposited into your own account. At Derrod Property Management, we make tracking rental income convenient and easy. It’s all in your online portal.
Our online system for collecting rent makes late payments rare. Owners enjoy on-time payments and on-time reporting.
Maintenance Reports
Detailed, accurate, and transparent maintenance reports allow owners to track their repair expenses and plan for future upgrades and improvements. Our reports are updated regularly, so owners can see when maintenance has been requested, what kind of work has been completed, and how much the invoice is. Our team prioritizes keeping maintenance cost-effective. Protecting your investment is important, and you will always have access to the way in which we do it.
Check up on preventative maintenance schedules. See notes from vendors and service professionals. Ask questions. Our reports are immediately available and always interactive.
Lease Renewals
When it’s time to renew the lease agreement, we want to make sure you understand how our process works and what we’re negotiating with the tenants in order to keep them in place for another lease term. We’ll talk to you about your plans for the property a few months before the lease is set to end, and we’ll also reach out to tenants to get a sense of their plans.
Our reporting allows you to see the lease renewal as we work on it. You’ll have access to our new proposed rental rate, and you’ll sign off on any improvements or updates that we suggest for the property to incentivize a renewal with the tenant.
If it’s time for that tenant to move on, our turnover process is equally as transparent and accessible.
