Just a few years ago, landlords could advertise whether or not they were willing to accept Section 8 tenants into their property.
This is not permitted any longer.
Your listing and other marketing materials cannot dissuade Section 8 tenants from applying for your property or requesting a showing or calling for more information.

Screening San Diego Tenants
When we screen tenants, we comply with all state, federal, and local fair housing laws. This means we provide our standard rental criteria to every potential applicant. We screen applications in the order in which they were received, and we approve the first application that meets all of our rental criteria.
If that application is submitted by a tenant with Section 8 tenants, that’s who gets a lease offer from us.
We screen for income, credit, and rental history. We search for past evictions. When a tenant is qualified, it doesn’t matter if their rent is paid by housing vouchers. They get approved.
Understanding Source of Income
We are permitted to establish income thresholds for the properties we rent out, and we do that. Our qualifying rental criteria requires tenants to earn at least a minimum amount to ensure they can pay rent on time.
State and federal laws allow us to establish an income minimum, but we cannot reject tenants based on their source of that income. If a 9-5 job brings in the required amount every month, a tenant is approved, regardless of what that job is. When a housing voucher provides enough money to cover our income requirements, we accept it as proof of income.
Section 8 Housing Requirements
Placing a Section 8 tenant in your property requires some extra work before the tenancy begins. At Derrod Property Management, we are prepared for this. We work with The Housing Authority on inspections, rent increases, and if necessary, accommodations for tenants who have disabilities.
Approving Rental Increases
Rental increases must be within the legally enforced limits and approved by the Housing Authority. Owners with Section 8 tenants can count on our team to establish a fair rent, negotiate the right increase at lease renewal time, and keep the entire process legally compliant and efficient.
